Website Terms & Disclaimers

Acceptance of these terms

This website is published by Collaborative Concept, based in Lantana, Florida. By accessing or using the site, you agree to these terms. If you do not agree with any part of them, please do not use the site.

These terms apply to this website and its content only. Any engagement between you and Collaborative Concept is governed by a separate written agreement signed by both parties, and that agreement controls if it conflicts with anything here.

We may update these terms from time to time. The version posted on this page is the version that applies to your use of the site. Effective date and last-updated date: to be confirmed.

Information, not advice

Everything on this site is provided for general informational purposes. It describes how we approach development work and operating problems. It is not tailored to your situation, your property, your business, or your risk tolerance.

No professional advice

Nothing on this site is legal, financial, investment, tax, accounting, insurance, appraisal, engineering, architectural, surveying, construction, or real estate advice. Content on this site should not be used as a substitute for advice from a qualified professional who has reviewed your specific facts.

No relationship is formed

Reading this site, sending a message through a contact form, or calling the number listed on this site does not create an attorney-client relationship, an advisory or fiduciary relationship, a brokerage relationship, an agency relationship, or any other professional or contractual relationship with Collaborative Concept.

A working relationship begins only when both parties sign a written agreement that defines the scope, the deliverables, and the terms. Until that happens, please do not send confidential, privileged, or sensitive information through this site — it cannot be treated as confidential. How we handle information submitted through the site is described in our Privacy Policy.

Content changes

Pages, project descriptions, and articles are current only as of the moment they are written and may become inaccurate or incomplete over time. We are under no obligation to update them, and we do not guarantee that any page reflects present circumstances.

Property and investment information

Descriptions of properties, projects, pipelines, and ventures on this site are summaries intended to explain our process and the type of work we pursue. They are descriptive only, are subject to change without notice, and should not be relied on for any decision.

Not an offer or solicitation

Nothing on this site is an offer to sell, or a solicitation of an offer to buy, any security, interest, participation, or property. No content here should be construed as an invitation to invest or as a recommendation of any investment.

If an offering is ever made, it would be made only through definitive offering documents, only to persons who qualify under applicable federal and state securities laws, and only in jurisdictions where such an offer is permitted. Those documents — not this website — would contain the terms, the risks, and the disclosures that matter.

Status labels and forward-looking statements

Where a project shows a status label such as Active — Raising Capital, that label describes the current stage of the work at the time of writing. It is not a representation that any transaction has closed, that any approval has been granted, or that any outcome will be achieved.

Statements about plans, intentions, timelines, or expected activity are forward-looking by nature. They depend on approvals, market conditions, financing, and other factors outside our control. No assurance is given that any plan described on this site will proceed as described, or at all.

Projections, not performance claims

Some pages on this site, including the development pipeline pages, show projected figures such as estimated build costs, exit values, and margins. Those figures are estimates prepared at the time of writing. They are not results, and they are not guarantees or promises of any outcome; they depend on the same approvals, market conditions, financing, and other factors described above. Where an outcome is described qualitatively, it describes the method and the type of work involved, not a promised or typical result for any other party.

Licensed work and partners

Collaborative Concept does not hold itself out as an architect, engineer, surveyor, general contractor, real estate broker, attorney, appraiser, or inspector, and does not offer or perform services that require any of those licenses.

Where a project described on this site involves licensed work — design, engineering, surveying, construction, brokerage, legal, appraisal, or inspection — that work is performed by appropriately licensed professionals or firms engaged for the specific matter, under their own licenses and their own professional responsibility.

Our role is to identify opportunities, structure and coordinate the work, and stay accountable for the overall outcome. Descriptions of a project on this site should not be read as a claim that we personally performed a licensed scope on it.

Entity registration details and the license numbers of partner firms: to be confirmed.

Disclaimers and liability

No warranties

This site and its content are provided "as is" and "as available", without warranties of any kind, whether express or implied. To the fullest extent permitted by law, we disclaim all implied warranties, including any implied warranty of merchantability, fitness for a particular purpose, title, and non-infringement.

Some jurisdictions do not allow certain warranty disclaimers or limitations of liability. Where that is the case, the limitations above apply only to the extent permitted, and nothing in these terms limits liability that cannot lawfully be limited.

Your responsibility

You are responsible for how you use this site and for any decision you make based on it. Before acting on anything you read here, obtain advice from professionals who are licensed and engaged to advise you.

These terms, and any dispute arising out of or relating to them or to this site, are governed by the laws of the State of Florida, without regard to its conflict-of-laws principles. You agree that the exclusive venue for any such dispute is the state or federal courts located in the State of Florida. The specific county for venue: to be confirmed.

General

If any provision of these terms is found unenforceable, the remaining provisions stay in effect. Our failure to enforce a provision is not a waiver of it. These terms, together with the Privacy Policy, are the entire agreement between you and Collaborative Concept regarding this website.
