The Range House base case comes from its completed feasibility package — concept-stage projections, not a result. Completed projects are listed with the year they were delivered and the licensed contractor that built them.
How a deal gets done
The structure changes. The role does not.
We source, underwrite and structure. What that becomes depends on the property and on what the seller actually needs — an equity partnership where land or cash goes in and the profit is split at the end, a straight cash purchase with no contingencies and a short, certain close, or something built for the situation in front of us. Not every deal is a build.
Where a deal does involve construction, a licensed general contractor performs it. On our ground-up work that is La Gala Construction (FL CGC 059211) — the field experience, subcontractor relationships and inspection history behind those projects. Collaborative Concept is not a licensed contractor and does not perform construction.

Ten ground-up residential opportunities sourced across the Pinellas barrier islands, listed lot by lot with the case for each one. That list is Gulf-coast, and it is scoped to itself. Where the firm sources first is the Atlantic side — Palm Beach County, south to Deerfield Beach, and the Treasure Coast.
