The index

Development work, ventures, and the operating systems we build for our own use, kept in one list. Filter by division, or read it straight through.

Each entry is written the same way: what the thing is, what the work involves, and where it stands. Status labels describe the present, not a result. Longer write-ups live on the detail pages.

Development

Madeira Beach Development

A non-conforming double-lot assembled and entitled for residential development. Current work covers site planning coordination, feasibility review, and preparing the capital structure for the residential program. Design, engineering, and survey work is performed by the licensed professionals engaged for it.

Florida Solar Exit (Venture)

A venture Collaborative Concept is involved in, listed on the ventures side of the business rather than run as a development program or a client engagement. It works with Florida property owners dealing with problematic solar financing — organizing the paperwork behind an agreement and mapping the parties involved.

Roofing Operating System

An internal tool built for roofing operations — intake, job records, scheduling, documents, and follow-up in one place rather than scattered across inboxes and spreadsheets. The work involves mapping the process as it actually runs, defining the data model, and building screens a crew will use. It is developed and tested in-house, not delivered to a client.

Solutions

Owner / HOA Portal

A prototype view for owners and boards: documents, schedules, requests, and approvals in one place rather than a thread of forwarded email. The work involves setting access rules, structuring the document set, and designing views for a non-technical audience. It exists to show what a portal can reasonably be scoped to do — it is not running for any association.

What each entry records.

Selected Work is a register, not a highlight reel. An entry earns a line here when there is real work behind it — a parcel being planned, a system being built, a position being managed — and it says only what is true today.

Where a project needs design, engineering, survey, brokerage, or legal work, that work is performed by the licensed professionals engaged for it. Collaborative Concept coordinates the program and stays accountable for the parts it owns.
