Investor Inquiries
How interest becomes a real conversation.
This page explains how to register interest in a Collaborative Concept development opportunity and how access to project materials is handled. Figures, structure, and terms are not published on this site — they are provided on request, in order, to identified recipients.
Register Your Interest
How access works.
Four stages, in order. The sequence exists so that neither side spends time on a conversation that was never going to fit, and so that detailed material reaches people it is actually relevant to.
Introductory Conversation
A short, direct conversation about what you are looking for and what is actually in front of us. No documents change hands at this stage.
Fit and Suitability
We establish whether the opportunity and your objectives line up, and whether a further conversation is warranted for either party. Sometimes the useful answer is no.
Materials Under NDA
Where there is a fit, project materials are released under a signed confidentiality agreement, to a named recipient, for a defined purpose.
Ongoing Updates
Recipients who remain engaged receive updates as the work progresses, and are told plainly and promptly when something material changes.
Registering interest does not obligate you to anything, and it does not obligate us to release materials. It starts the first stage — a conversation — and nothing more.
What is published here, and what is not.
The public pages describe method, scope, and current status. They do not carry deal economics.
Figures, capital structure, participation terms, and schedule detail are deliberately absent from this site. They are not withheld to manufacture urgency. They are withheld because those items only mean anything inside a complete document set, read in context, by someone the material is genuinely relevant to — and because a number stripped of its assumptions is closer to a claim than to information.
The practical effect is that what you read on these pages is stable. There is nothing here that is a projection, an inducement, or a figure that needs an asterisk to survive a second reading.
Materials are provided on request, to identified recipients, under confidentiality, and are subject to independent verification and to change. Anything you are given should be checked by your own advisers rather than taken on our description of it.
Published on this site
| Status label | Where a project stands at the time of writing, using a plain factual label. |
|---|---|
| Site and concept, in general terms | What the property is and what is contemplated for it, described without numbers. |
| Development approach | How the work is sequenced and what has to be proved before the next step. |
| Roles and responsibilities | What Collaborative Concept does, and which scopes sit with licensed professionals. |
| How to reach us | A direct line and a form that a person reads. |
Provided on request
| Project economics and assumptions | Including the assumptions the figures depend on, so they can be tested rather than accepted. |
|---|---|
| Structure and participation terms | Released as part of a document set, not as a headline. |
| Schedule and milestone detail | Current sequencing, dependencies, and what is still outstanding. |
| Diligence documentation | Third-party reports and supporting records, to the extent they exist for the project. |
| Definitive documents | Where an offering exists, and only to persons eligible to receive them. |
The current opportunity.
Development Project
Madeira Beach Development
Active — Raising Capital
A non-conforming double-lot assembled and entitled for residential development.
That sentence is the summary, and on this site it is also the extent of it. The project page describes the site, the approach taken, and the current status. It does not carry figures, returns, timeline, capital structure, or minimums — those sit in the materials, and the materials follow the stages above.
If your interest is in future opportunities rather than this one, say so on the form. We keep a short list and contact people directly when something genuinely fits what they described, rather than sending everything to everyone.
Stage One
Register your interest.
A short form, so the first conversation starts somewhere useful instead of at the beginning.
We do not ask about accreditation status, net worth, or an amount here. Those questions belong to a specific opportunity at the point they become relevant, not to an introduction — and this form is not the place to send financial detail.
Thank you — your inquiry has been received.
The next step is an introductory conversation, not a document package. You will get a direct reply from the person who would actually handle it.
If it is time-sensitive, call (561) 475-8615.
Preview note: this page is a design preview and is not connected to a recipient yet, so nothing was actually transmitted.
What this form is. It is a request to open a conversation. Submitting it does not create any relationship or obligation, does not entitle anyone to materials, and is not a subscription, commitment, or agreement of any kind.
Privacy. We use what you send only to respond to your inquiry. We do not sell it and we do not add you to a mailing list from this form. See the Privacy Policy for how information is handled.
Important
Disclosures.
Read this part carefully. It governs everything else on the page.
Informational only. This page is provided for information. It is not an offer to sell, or a solicitation of an offer to buy, any security, interest, or property, and it is not investment, legal, tax, or accounting advice.
No offering is made here. If an offering is made, it would be made only through definitive offering documents, only to persons eligible to receive them under applicable federal and state securities laws, and only in jurisdictions where such an offer is permitted. Those documents — not this page, and not any conversation, summary, or material provided in advance of them — would contain the terms, the risks, and the disclosures that matter.
Consult your own advisers. Prospective participants should consult their own legal, tax, financial, and other professional advisers before acting on anything discussed with us. Collaborative Concept does not act as your adviser and does not assess whether any opportunity is suitable for you.
Nothing here is a projection or a performance claim. A status label describes a current condition, not a result. No returns, valuations, forecasts, or completion claims are published on this site, and past or ongoing work is not a prediction of any future outcome.
Materials are subject to verification and change. Anything provided on request reflects the position at the time it is prepared, may change, and should be independently verified rather than relied on as given.
Roles. Collaborative Concept acts as developer and project sponsor. Architectural, engineering, survey, construction, brokerage, legal, appraisal, and inspection services are performed by separately engaged, independently licensed professionals.
The terms governing use of this site are set out in our Terms of Use.
